The house is accessed via a private road.

A porch leads into the house on the ground floor, where you find the first large room (80m²), with period style fireplace, which serves as the living /dining room, in the dining area you find a second fireplace fitted with an insert glass fronted, vented wood burner a very attractive and efficient form of heating. On this floor there is also a kitchen (26.4m²), and a hallway serves the utility room, a shower room, a bathroom, an office, and three bedrooms of 14m² each.

With no real renovation required, these rooms have all the warmth of older properties due to the presence of exposed beams and other features.

On the first floor you find the other four bedrooms (3 of 14m², and one of 9m²), a bathroom and wc. These rooms are also in a very good decorative state.

Outside, there are wonderful views of the undulating countryside around and the Pyrenean mountain chain beyond, as well as of the lovely gardens and pond.

Separate from the house, you find several large outbuildings, which could with ease be converted to gites (holiday accommodation) or whatever you might wish, thus offering great potential. In fact the largest, built in breezeblock, could be converted to another house of 150m²!

The construction is traditional, the roof is tiled, heating is provided by the insert (see above) and backed up by electric heating, and the hot water is electric. There is good thermal insulation, and the wood framed windows are 8mm single glazing. There is a septic tank.

The property is close to all amenities, and faces South, enjoying views of the Pyrenees from its large grounds of more than 5 hectares.

It is close to all commodities, and schools, 10 minutes from Marciac, 40km from Tarbes (TGV, motorway), 65km from Lourdes, 1hr 10mins from Pau (Ryanair), and from Spain, and from the lower ski slopes, and from Toulouse (Easyjet, Flybe, BMIBaby, Aer Lingus), 2hrs 10mins from Biarritz and the Atlantic beach resorts, 2hrs 40mins from Carcassonne, and 3hrs 10mins from the Mediterranean.
